How Safe Is Your Pool?...
You may need to arrange a pool fence inspection if:
- You are a private home owner selling, buying or privately renting a house or unit
- You are a real estate agent involved in selling or renting residential properties
- You manage a body corporate or community title property
- You operate or own an accommodation property like a resort, hotel, motel or caravan park
The Queensland Government has made it necessary, from 1st December 2010, for a seller to arrange a Pool Safety Inspection and obtain a Compliance Certificate to confirm that the pool fence complies with the new Pool Safety Standard.
Are you selling your house or unit?
A Compliance Certificate is now required at the time of Settlement. We recommend that you book an inspection as soon as a Contract of Sale is signed, to make the sale process easy…...
The Buyer can accept the responsibility for getting the Certificate, and extend the time period to 90 days past settlement, but you need to complete disclosure documentation, in the prescribed form, to provide to the Buyer and the Pool Safety Commissioner...... all of which is a pain.
And…the Buyer may not want to sign a contract if repairs or upgrades of the pool fence have not been carried out.

Are you a landlord?
You now cannot sign a lease with a new tenant without you first having a Compliance Certificate and without you risking fines. You need the Certificate before the tenant can move into the house or unit. Sorry, the Government has declared there is no grace period.
Also, an existing tenant cannot renew a lease without you first having a Compliance Certificate. Sorry again......no grace period!
Pool Inspection just got easier!
